Sharjah real estate deals jump 62 percent in July

Dubai, UAE — Real estate transactions in Sharjah rose 61.8 percent in July from the previous month to AED7 billion ($1.91 billion), reflecting sustained investor demand amid infrastructure development and new projects across the emirate.

The Sharjah Real Estate Registration Department said on Thursday the emirate recorded 9,376 transactions during the month, up 25.3 percent from June, while the total area traded through sales reached about 27.2 million square feet.

The department attributed the stronger performance to continued infrastructure spending, major development projects and a supportive legislative environment that has attracted regional and international investors.

Ownership certificate transactions totaled 4,049, followed by 3,356 ownership deed transactions. The department also recorded 466 mortgage transactions worth AED1 billion, alongside 1,185 initial sales contracts and 320 valuation transactions.

Transactions spanned 129 areas across the emirate, including 1,347 land sales, 894 subdivided unit transactions and 643 developed property transactions.

The largest transaction in July was the sale of land in Industrial 4 for AED850 million, while the biggest mortgage transaction, valued at AED120 million, was recorded in Al Layyeh.

Sharjah City accounted for 2,091 of the emirate’s 2,884 sales transactions, with Muwaileh Commercial recording the highest number of sales. Al Sajaa Industrial led the city by transaction value at AED715.4 million.

The Central Region recorded 527 sales transactions, while Khor Fakkan led activity in the Eastern Region with 206 transactions.
